Residential and Commercial Asphalt Paving

As specialists in residential and commercial asphalt repair and replacement, we know that a good paving job always starts with a good base. The longevity of the asphalt will depend on the ground beneath it. With this in mind, we prep the area using 5/8 minus gravel prior to paving. If asphalt decay has advanced past the stage and more appropriate “reactionary” remedy is required, we will complete asphalt patching. This step is necessary for areas that are heavily cracked (or “gatored”), sunken, exposed (potholes) or raised by roots or water damage.

We won’t take shortcuts. As professional asphalt contractors, we ensure the perimeter of the affected area will be saw cut to provide a clean, professional-looking edge and provide maximum structural integrity. The sub grade will be inspected and appropriate action will be taken, such as clipping tree roots, bringing new crushed rock, or providing new compaction. New hot mix will then be placed and compacted. Tar seal is applied to the seams (of old adjacent to new) to prevent moisture penetration. As a general standard, asphalt thickness of 2-inches is appropriate for most work. Areas that experience high traffic volume or very heavy trucks may require a greater thickness.

Asphalt Driveway Paving

Asphalt is the most cost effective material you can select. A properly installed asphalt driveway (often referred to as blacktop, tarmac or hot mix driveway) can last up to 20 or more years. It’s less expensive, can be re-layered without removing the old material and offers an easier surface for snow removal.  Pervious Asphalt Permeable Paving is a range of sustainable materials (types of asphalt) and techniques for permeable pavements with a base and subbase that allow the movement of stormwater through the surface. In addition to reducing runoff, this effectively traps suspended solids and filters pollutants from the water.

Crack Filling

Take a pro-active step to reduce widespread damage. The biggest cause of asphalt decay is water. Cracks usually start small, a result of the freeze-thaw cycle. Then, as moisture penetrates through these cracks and gets underneath the asphalt layer, it begins to disturb the subgrade layer and can quickly cause significant impact to the affected area.  Our asphalt crack repair process involves using wire brooms and blowers to thoroughly clean out the cracks, then they are filled using a hot rubberized crack filler (Durafil) to ensure quality sustainable results.

Sealcoating & Striping

Being diligent about “preventative” maintenance is the best way to protect your investment. Crack filling and seal coating using a blacktop sealer is your best way to restore the original rich black color for an aesthetically pleasing look while also restoring the binder which promotes structural integrity of the asphalt pavement.  As it ages, asphalt will progressively become grayer and courser. This is the result of gradual decay to the liquid asphalt (or bitumen) that serves as the binder in asphalt pavement. Driveway sealers offer the perfect solution to prolong the life of your pavement by creating a barrier against asphalt deterioration. Adverse weather conditions take a toll on surface paint, particularly here in the Pacific Northwest. Parking lot and curb striping, or repainting, is required approximately every two years depending on the amount of traffic. We use only the highest quality industry standard traffic paint and can create custom stenciling to suit your job.
